Your Listing Expired, Now What?

Having your home’s listing expired can feel like a punch to the gut. You put in the effort, staged your home, and waited for the right buyer, but the contract with your real estate agent has ended without a sale. Don’t lose hope—here’s what to do next to get your home sold…

1. Reflect on Why It Didn’t Sell

Take a step back and evaluate why your home didn’t bring any buyers. Common reasons include:

Pricing: Was your home priced too high compared to similar properties? According to the National Association of Realtors, homes priced competitively sell faster—often within 30 days.

Condition: Are repairs or updates needed? Are the carpets clean? How about the paint? What about the kitchen? A home in poor condition can turn off buyers.

Marketing: Were the photos professionally done? Did the listing reach the right audience through online platforms and social media? How about YouTube video?

Market Conditions: Is it a buyer’s market with high inventory, or are interest rates discouraging buyers? Talk to your agent (or former agent) for honest feedback. If you think that maybe pricing was the issue, go over the recent sales data for comparable homes in your area with an agent.

2. Reassess Your Goals and Timeline

An expired listing is a chance to recalibrate. Ask yourself:

Do you still need to sell, or can you wait for better market conditions?

Are you willing to adjust the price or invest in repairs to attract buyers?

Do you want to relist immediately, or take a break to make improvements? If you’re motivated to sell quickly, you may need to make tougher decisions, like lowering the price or offering buyer incentives, such as covering closing costs, or maybe a concession towards repairs that you may not have time to take care of.

3. Consider Switching Agents

Not all agents are the right fit. If you felt your agent didn’t deliver, it might be time to find someone new.

Look for an agent who:

Has a proven track record in your area.

Communicates clearly and regularly.

Hopefully is a full time agent that will dedicate their time to getting your home marketed and find you a buyer. Social, video, open houses, etc…

Uses modern marketing strategies, like drone photography or virtual tours.

Understands your goals and can suggest realistic adjustments. Interview multiple agents and ask about their plan to sell your home differently. Check their reviews and ask for references from past clients.

4. Improve Your Home’s Appeal

If feedback pointed to your home’s condition or presentation, now’s the time to act. Small changes can make a big difference:

Curb Appeal: Mow the lawn, plant flowers, or repaint the front door. Do the shutters as well if needed.

Staging: Declutter and depersonalize to help buyers envision themselves in the space.

Repairs: Fix leaky faucets, cracked tiles, or outdated fixtures.

Updates: Consider cost-effective upgrades, like new lighting or fresh paint. A 2024 Zillow report found that homes with updated kitchens and bathrooms sell for up to 12% more than those needing work.

5. Rethink Your Marketing Strategy

If your listing didn’t get enough attention, the marketing may have been weak.

When relisting, ensure:

High-Quality Photos: Professional photos are non-negotiable. Listings with high-resolution images get 118% more views, per Redfin.

A GREAT Description: Highlight unique features, like a renovated kitchen or proximity to schools.

Online Reach: Your home should be on major platforms like Zillow, Realtor.com, and social media.

Open Houses: Host in-person or virtual open houses to attract more buyers. Consider relisting at a different time of year. Spring and early summer are peak seasons, but local trends vary.

6. Stay Positive and Proactive

An expired listing isn’t the end of the road—it’s a chance to pivot. Stay open to feedback, work with a trusted professional, and make strategic adjustments.
